Legal Aspects

Title & Ownership

1. Can you provide the Title Deed and ownership records? Is the land free from legal disputes or claims?

Ans: Yes. We provide title and ownership details. There are no disputes on the property.

 

2. Has the land been properly registered, and can you provide past ownership records?

 Ans: Past ownership details will be provided.

3. Is the land free from any mortgages or loans? Can I get an encumbrance certificate?

Ans: There are no mortgages or loans taken on the property. Yes, encumbrance certificate can be provided.

Land Use & Permissions

1. Is the land classified as agricultural? If so, what is the process for getting permission to build a temporary structure or farmhouse on it?

Ans: Land is already converted to Non-Agriculture status. You can directly build in the plot. Only building plan needs to be approved by local governing body i.e. panchayat.

2. Are there any restrictions on constructing a non-permanent structure like a farmhouse for personal use?

Ans: No restrictions.

Conversion Laws

1. By when the conversion of agricultural to non-agricultural land would happen.

Ans: The land is already Converted.

2. Do we have to pay to avail that?

Ans: No.

Land Conditions

Soil & Gardening Suitability

1. Is the soil suitable for gardening? Has it been tested for basic quality and fertility?

Ans: Yes. It is Red Soil.

Water Availability

1. What are the water sources available on the land for gardening purposes? Is there a borewell or connection to a reliable water supply?

Ans: The 8 borewells on the property are fully operational, ensuring a reliable water supply. Trees will be maintained through a dedicated water connection and will benefit from efficient drip irrigation. This approach promotes healthy growth while conserving water resources.

Infrastructure and Facilities

Electricity

1. Is there access to electricity for the farmhouse and gardening tools? Will I need to apply for a new electricity connection?

Ans: Electricity line is present. Connection can be taken to farmhouse if constructed. Meter will be placed by department. Transformers are already placed.

Accessibility

1. How accessible is the land? Are there good roads leading to it, making it easy to transport materials for the farmhouse construction?

Ans: Land is adjoining the District Road. The State Highway is just 5 mins to the Land.

Fencing and Security

1. Is the land already fenced, or will I need to build one for security and privacy around the farmhouse?

Ans: The Lands are fully fenced and are Secured by our security staff.
